RENTAL POLICIES AND PROCEDURES

OCCUPANCY: The maximum number of guests is limited at all times to the number of occupants shown on the Reservation Details; this includes day visitors. Many variables are taken into consideration when Maximum Occupancy is determined; it is not necessarily a reflection of the number of guests that can sleep comfortably within the home. No house parties or large gatherings are allowed. Additional visitors are not permitted without written permission in advance of arrival.

MINIMUM AGE: The guest in whose name the reservation is made must be a minimum age of 25 to rent the Home and only family groups and responsible adults may use the Home and its property and amenities.

RESERVATION AND PAYMENTS: The initial payment is due when the reservation is made; the initial payment to book is half of the rental amount. Full payment of the remaining net balance of the reservation is due 14 (fourteen) days prior to Guest’s scheduled arrival date. The $500 security deposit will be due on the day of arrival; before check in.

CONFIRMATION OF RESERVATION: This Rental Agreement will be sent within 24 hours of making your reservation and deposit. This agreement must be signed and returned with proper Identification. Access to the home cannot be permitted without Guest identification.

CANCELLATION POLICY: If a confirmed reservation is cancelled more than 14 days prior to arrival, all payments will be refunded as long as it is not a holiday or local event. No refunds will be made for properties booked for holidays and local events. If the property is cancelled less than 14 days before arrival no refund will be issued.

REFUNDS: Refunds cannot be made for late arrivals, early departures or Guest’s dissatisfaction with the Home for any reason. Homes are not guaranteed allergen-free, even those that do not allow pets. No refund will be made for failures or conditions beyond Agent’s control, including but not limited to construction, inclement weather, provider service area outages, visits by Mother Nature in the form of chipmunks, squirrels, spiders and other insects, etc.

HANDICAP ACCESSIBILITY: Rental properties are not handicap accessible, but some homes are handicap friendly. Please ask your Representative for assistance if this is a concern.


MINIMUM STAY: All properties require a 2 night stay year round except for holidays and local events which require a 3 or 4 night minimum stay.

ARRIVAL AND DEPARTURE TIMES: Standard check-in time is 3pm. Standard check-out time is 11am. Non-standard arrival or departure times must be approved a minimum of 72 hours in advance and an additional hourly charge applies.

LINEN SERVICE: All of our Rental Properties provide complimentary bed and bath linens for their Guests up to the home’s maximum occupancy. All beds will be prepared with fresh linens prior to arrival. Bedding for sofa beds, futons, etc., will be available at the property. Beach towels and daily linen service are not available.

CONDUCT: There may be no conduct in the Home that disturbs neighbors or others. No illegal conduct may take place in the Home. Loud music is prohibited. Fires are permitted only if there is a designated fire pit. Guests are asked to purchase firewood locally.

VEHICLES: Each home restricts the number and location of vehicles parked at the home. The maximum number of vehicles includes boat trailers and motorcycles. No tents, campers or motor homes may be used at the Home.

PETS: are NOT permitted.If evidence is found that a pet was on the property or entered the home, the entire security deposit will be forfeited.

SMOKING: All Homes are non-smoking.

DOCKS: Guest is solely responsible for ensuring docks, boat-lifts, and/or mooring facilities are adequate for their desired use. Guest is responsible for any damage caused to watercraft and/or property resulting from the use of those facilities.

SECURITY DEPOSITS: All security deposits are due and will be collected at the time of check in. If the Home, its contents and grounds are found to be in the same condition in which they were at arrival, any Security Deposit paid will be returned to the guest in full. If the property incurs any damages we will deduct the cost of remediation of the issue from the security deposit. See Security Deposit refund page for more information.

ACCESS: . Landlord or Landlord’s representatives and other persons specifically authorized by either of them may enter the Leased Premises by reasonable means at reasonable times without notice to make repair OR inspect the Leased Premises.

KEYS: Keys will be returned to Landlord upon checkout. Failure to return keys will result in a $100.00 key charge.

MAINTENANCE AND CLEANING: Tenant is responsible for general care and cleaning of the Leased Premises while in the home. Maid service will be provided at the end of the leased period for the purpose of general cleaning and laundry. Garbage should be bagged and in receptacles. No personal items should remain in the house. We make every effort to keep each property and its equipment in good working order. In case of a breakdown, we will strive to repair it as soon as possible. We CANNOT guarantee air conditioners, televisions, VCRs, appliances, etc. No refund or rate adjustment will be made for mechanical failure.

PRIVACY: We take your privacy very seriously and will not share any information about you with another party. This includes automatically gathered data such as email addresses, credit card information and browser cookies.

WHEN CHECKING IN….

LOCATION: You will check in at our office located at 3321 Recreational Road 255, Brookeland TX 75931.

TIME: Standard check in time is 3:00 PM daily. If you will be arriving late please make advance arrangements with our office. If you will be arriving on Saturday or Sunday your reservation must be paid in full on Friday and all documents received. If you will be arriving after 5:00 PM you must make prior arrangements with our office.

WHAT YOU WILL NEED TO BRING:
The person who’s name is on the reservation must be present at check in with proper identification. 


DURING YOUR STAY….

AC: Please keep the A/C at a comfortable temperature while you are using the facilities. If you plan to leave the home for a good part of the day, please help us keep the rental costs down by turning down the thermostat to 75 degrees for cooling until you return.

SECURITY: Do not leave the home unlocked if everyone is gone. Please decide on an outside hiding place to place the key so that the rest of your guests will have access to entering the home if you are gone.

GRILL: You are welcome to use the Grill but please make sure it’s clean after using and placed back where it was before use.

PARKING: Each property allows for a set number of vehicles to park. At no time during your occupancy can additional vehicles be parked. There is absolutely NO parking in the yard or blocking the street/neighbors.


NO: Smoking or Pets. If evidence of smoking or pets is found it will be cause for immediate eviction and forfeiture of deposit.

FISH: When cleaning fish, haul off remains immediately.

LINENS: Do not bring any bed linens OR bath towels outside of the property for any reason. Tenants must provide their own lake towels. 


CHECKING OUT…

AC: Upon checking out, please turn both thermostat controls to 80 degrees in the spring and summer and 70 degrees in the fall and winter seasons.

REFRIGERATOR:Please remove all food items and place dishes in dishwasher. Replace staple items that you have used completely.

LINENS: Please strip all bedding that were used during your stay and pile all dirty laundry on the floor.

TRASH:Place all garbage in trash bags and seal tightly. Please place all bagged garbage in outside trash cans.
All gargage must be placed in a garbage bag!! Leave no trash unbagged inside house and leave no unbagged trash inside trash cans outside or part of your damage deposit will be kept for cleanup!

KEYS: Lock doors after exiting the property.Return keys to Rayburn Realty. If the office is locked, please place keys in mail drop slot to the left of the front door. Your deposit will be returned to you upon proper inspection of home after you leave.


HOW TO MAKE SURE YOUR SECURITY DEPOSIT IS REFUNDED


Please be aware that you ‘could’ be charged if you do not read the information carefully:

These are neighborhoods with homeowners who take pride in not only their home, but the sense of security and well being of their neighborhood. These homes are no intended to be a ‘party’ atmosphere, but homes or relaxing vacation homes of the owners and neighbors. We ask that you respect that intent and help us keep leasing lake homes viable for the future.

RESPONSIBILITY: Tenant shall use reasonable diligence in the care of the home. Tenant shall promptly reimburse Landlord for any loss, property damage, or cost of repairs or services to the dwelling caused by the negligence or by improper use by Tenant or guest of Tenant. Tenant shall promptly reimburse Landlord for any missing or broken furnishings or other items in the Leased Premises.

All deposits are normally refunded within 72 hours of departure. However we have 30 days to refund the deposit if needed.

Breach of ANY portion of the contract could result in complete loss of deposit.
